Unlike traditional financing where the home buyer utilizes the equity from their principal residence to purchase a second property, the financing under this plan is fully secured by the second property*.
Insured loans for up to 95% of a Type A properties, and uninsured loans for up to 90% of Type B properties are available to qualified clients without the use of equity from their primary residence.
To clarify with respect to leisure homes, Type A properties are the same as standard residential properties in terms of quality of construction and materials used. They can be used for year-round living and generally meet standard residential property lending requirements. Type B properties meet Type A property requirements except that a standard heating system is not required and/or the leisure home is located in an area which has only seasonal road access.
