My Marketing Services for Sellers. I'm committed to helping you sell your property.  You can expect extensive market knowledge, proven real estate marketing savvy and strong negotiation skills. My full service program includes some or all of the Marketing Services listed below to develop a customized program that reflects your needs.

Marketing Action Plan. I prepare a customized Marketing Action Plan – a formal written plan for marketing your property, based on your needs and input. This plan may include a virtual open house to be conducted when appropriate and as agreed to in advance with you.

Competitive Market Analysis. I'll provide you with a current Competitive Market Analysis, and will assist you in determining the most effective list price for your property.

Home Enhancement. I'll develop a plan to showcase your property and enhance its ability to attract buyers. This may include working with a professional stager.

Promotion to Real Estate Network. I'll promote your property to other reputable, professional Brokers and sales representatives in the area.

Multiple Listing Service. I'll prepare a plan for your property to appear in the local Multiple Listing Service. The information will be submitted by the date we have selected for the property’s debut on the market to achieve maximum impact.

Property Promotion. I will create a marketing resource to promote the details of your property including specific highlights, photos and video of your property. That information will then be emailed to potential out-of-town prospects, showcased online and also offered to prospective buyers viewing your property.

Direct Marketing. I will prepare promotional materials regarding your property and arrange for their distribution to target market areas to attract potential buyers. I use Social Media giants such as Facebook, Instagram, Pinterest and Twitter to send out targeted ads to the areas I know Buyers are coming from.

Real Estate Signage. I will place a Royal Lepage Frank Real Estate "FOR SALE" sign on your property to help generate calls to our office from prospective buyers who are driving through your neighborhood.

Mass Marketing. We will review my comprehensive mass marketing program designed to generate buyer prospects for your property. I'll explain how our award-winning website, www.coldwellbanker.ca, generates millions of page views and how we can maximize this potential for your property. I will Showcase your property on my SEO optimized website, kellilovell.royallepage.ca AND kawarthabrad.com AND kawarthabrad.realtor sites which receive thousands of page views per month.

Marketing Activity Update. I will provide you with regular Marketing Activity Update of competitive market conditions, buyer activity and the actions we have taken to market your property.

Qualifying Buyers. I will seek financial qualifying information on all buyers submitting a purchase offer. My goal will be to pre-qualify or pre-approve the buyer through a reputable lender.

Negotiate Purchase Offers. I will review offers as they are presented and negotiate on your behalf to reach a purchase agreement with terms that are favourable and protective for you.

Closing the Sale. I will monitor and inform you of the progress of the transaction including the satisfaction of all contingencies and conditions during the entire transaction. I contact Solicitors and buyer agents to ensure we are on track.
